  • The Roundhouse offers a unique experience for guests. It is located on a small dairy farm, off-grid and is a 10-minute walk away from parking, across agricultural fields and through woodland. This means that guests have their own private space to enjoy.

    The site offers a ‘get away from it all’ experience – perfect for anyone wanting some rest & relaxation away from the hustle & bustle of daily life. As well as all the facilities on site, there is direct access onto Hutton Roof Crags, a SSSI.

  • – Roundhouse living space including kitchen facilities, sofa/ day bed, dining table, chairs, a wood burner stove and three windows.
    – Bedroom extension with a king sized bed, bedside tables and a curtain separating the bedroom from the living space.
    – Bathroom extension with a shower, compost loo, sink and door to the outside decking.

    The Roundhouse is off-grid and focuses on relaxation in a sustainable environment. It’s a place to switch off from the day-to-day, and as such electricity is limited.

    We provide LED lights, a battery to charge mobile phones/ iPads etc, and a Roberts radio – there is no access to electricity for larger electrical items e.g. hairdryers. There is hot water and a shower (utilising LPG gas).

    The woodburner stove has a built-in oven & stainless steel top for a kettle, and/or you could use the BBQ or portable gas stoves. There is a large fridge/ freezer next to the parking area, a large coolbox in the shed by the Roundhouse, and a small coolbox in the Roundhouse (e.g. for the morning cup of tea if it’s raining outside!)

  • The Roundhouse is £150 per night and can be booked for the following days:

    Friday – Monday (3 nights): £450
    Monday – Friday (4 nights): £600
    Monday – Monday (7 nights): £1,050

  • Additional facilities include:

    – Outdoor wood-fired hot tub.
    – Fire pit, BBQ and a picnic bench for outdoor dining & relaxing.
    – Herb planters and a mini allotment. We have also planted fruit trees and edible hedges.
    – All bedding, towels, toiletries (shower gel, shampoo, conditioner, soap & toilet roll) and cleaning products (e.g. washing up liquid) are provided.
    – We provide all you need for a lovely breakfast/brunch, including bread, jam and Whin Yeats Farm eggs & cheese. We also include a range of tea bags, coffee and milk.
    – All the other little things you may need & that make a holiday special are provided – e.g. torches, binoculars, maps, guidebooks, books, games, umbrellas, fresh herbs and kitchen store cupboard essentials, for example, sugar, salt and pepper, ketchup, HP sauce, butter and olive oil.

    What to bring:

    We couldn’t provide the privacy and tranquillity we’re offering without guests having a 10-minute walk to the Roundhouse. We can transport you & your luggage via quad bike on arrival after 17:00 and between 12:30 & 13:00 on departure – all part of the experience! Alternative times may be possible, please contact us to discuss.

    The only other things you need to bring, apart from yourself (& anybody else you would like to spoil and “get away from it all” with) are:

    – Wellies or walking boots (the Roundhouse is a 10min walk through woodland and agricultural fields)
    - Rucksacks - are better than suitcases if you're not using the quad bike transfer. 
    - Weather appropriate clothing – this is Northern England after all! :-) And slippers in winter (for extra cosyness)
    – A camera – the views are fantastic!
    - Charcoacl, if you'll be using the BBQ.
    – Any food & drink you would like to bring. Alternatively, the essentials provided will be enough for breakfast/brunch, and you can pick up additional items during your visit. Some supermarkets deliver to the area – if you would like to arrange a delivery, please contact us to discuss. 
    – The willingness to switch off and enjoy this beautiful setting!

  • With miles of spectacular fell walks and limestone pavements right on your doorstep and incredible views of Morecambe Bay, the Lake District and the Yorkshire Dales, it’s an extraordinary place to visit!

    The beauty of this area is that it’s open access land across five fells with countless footpaths that are easy to navigate, all on your doorstep! There is a gate a few metres from the site, taking you straight onto Hutton Roof Crags, passing by a badger set & onto the Limestone Link. The Rakes, a limestone outcrop popular with climbers is nearby, and the limestone pavements on Newbiggin Crags offer spectacular and unique landscapes.

    We are situated in South Lakeland and very close to the National Park. It’s a 20 min drive to Kendal, 30 min to Windermere and 1 hour to Coniston and Keswick. Most areas are possible to cycle to or travel via the 555 bus from Clawthorpe.

    The Yorkshire Dales National Park boundary begins at Kirkby Lonsdale which is just a 15 min drive away. The Dales are known for pretty villages, stone walls crossing the landscape, caverns and waterfalls.

    Morecambe Bay is a large estuary stretching from Walney Island in Cumbria to Fleetwood in Lancashire.  It has the largest expanse of intertidal mudflats and sand in the United Kingdom, which are possible to cross with The Queen’s Official Guide, Cedric Robinson MBE during Spring & Summer. The area offers spectacular coastline views and amazing wildlife and adventure experiences.
